Executive Suite Professionals LLC has signed a lease for 20,000 square feet of the 14th floor of the EverBank Center at 301 W. Bay St. in Downtown Jacksonville.

The EverBank Center will be the first location for ESP, which was co-founded by Jacksonville-based managing members Lisa Gufford and Duke Addison. A third partner, Bortie Twiford is based in Washington, D.C.

ESP will have individual offices ranging from 125 square feet to 300 square feet, with “mini-suites” consisting of multiple offices behind one door also available, Gufford said.

The company is pre-leasing the suites and expects a grand opening May 1, Gufford said.

“We have been looking at bringing in an executive suite pretty much from when I got here [in 2010],” said Pam Smith, who represents the building’s owner, Elad National Properties. “Because when you have a building of this size, that is one of the hard things to provide — small offices.”

Elad put the tower up for sale in 2012 but ended up taking it off the market.

Earlier this month, Colliers International of Northeast Florida announced that it had taken over the leasing for the tower. Smith said she had been handling the leasing of the building since Grubb & Ellis/Phoenix Realty Inc.’s listing agreement expired in 2011.

“When [Elad] kept it, I told them my recommendation was to bring in a national broker,” Smith said. “No matter how good I am, I cannot cover everything a national broker can cover, and I wanted a Downtown-based brokerage firm that had national and international platforms, and we chose Colliers.”

One of the tower’s largest tenants, AT&T, is looking for space and could move out of Downtown when its lease expires.

“At this moment, we’re still discussing it,” Smith said. “We don’t have official notice from them on what they are going to do.”
